The pandemic created significant changes in parking behavior. In Chicago, ABM Industries collaborated with JustPark to launch SmartPass, a flexible digital parking solution.

The Challenge

As workers shifted to a hybrid home/office work schedule, many no longer needed or sought full monthly parking passes.

The Solution

JustPark provided ABM with the necessary tools to launch SmartPass—a suite of flexible parking options that included single-day passes, flexible multi-day passes, hotel overnight passes, and tenant-specific passes. These could be easily purchased online and accessed via QR codes. 

The solution also included raising awareness of the change by creating building-specific websites with links to purchase passes, posting signage, distributing flyers, educating HR officials at key employers at or near SmartPass buildings, and launching online marketing and SEO campaigns.

The Result

SmartPass was successfully implemented in several high-profile locations in Chicago, including 311 S. Wacker and Navy Pier. It has increased customer satisfaction and generated over $50,000 in incremental annual revenue without additional labor or operational costs.

In Conclusion

The partnership between JustPark and ABM through the SmartPass initiative tailored parking solutions to meet new consumer demands and reinforced ABM’s position in managing premier parking spaces in Chicago. The success of SmartPass highlights the importance of innovation and adaptability in parking management.
